Canadian Lodging News Franchise Report 2009
This report lists the franchised hotel chains in Canada with information such as gross sales, units by region, name of franchise manager, franchise fee, royalty fee and advertising fee for readers who are interested in a franchise. This year the listing also gives a brief description of the chain.
So what are companies looking for and what are their recommendations for prospective franchisees?
Some companies, including Marriott are looking for franchisees who can form long-term partnerships and do multiple deals.
“We are looking for long-term partnerships, with partners geographically located across the country,” Michael Beckley, senior vice president, —development for Marriott told CLN in an interview. “We are interested in doing several hotels, not one-offs.
“Obviously if they have operated a hotel of a similar quality, it is much easier for them to obtain a franchise from Marriott. We are very diligent as to who we offer the choice to,” he said, adding that the company looks at how the company treats their employees, their communication skills, and whether they have high standards, substance and depth.
In order to encourage multiple deals, Marriott has come up with an incentive plan that applies to its Fairfield Inns, SpringHill Suites and TownePlace Suites, waiving the franchise fees for up to three years for multiple developers.
It is important to examine the existing competitive environment, said Beckley—to understand the range of occupancy and the average rate within the market.
He recommended backing into the decision—looking at the destination, the competitive set, the economics of the market, where each hotel is positioned, then finding a suitable site and a suitable brand with the right return on investment.
“Marriott likes to be No. 1 in every market it goes into,” he added.
Beckley likes prospective Marriott franchisees to contact the company directly because prefer personal contacts.
If a franchisee expresses interest, Marriott will send information including the uniform franchise offering circular which clearly outlines the terms and conditions of a franchise agreement.
“We spend a lot of time going through every deal before we approve it. We hold their hand right the way through,” said Beckley.
When asked why franchisees should choose Marriott, Beckley cites its size, with 3,000 hotels globally and 2,200 in North America.
Jim Holthouser, recently appointed global head of Hilton Full Service Brands, says his company also looks for long-term relationships. “With Hilton, franchising is a very long term relationship, because when we grant a license to use our trademarks, it’s good for 22 years,” he noted. “I liken the franchisor/franchisee relationship to that of a marriage. If you are choosing a business partner for 22 years both sides must have shared values—otherwise it’s long, rocky unpleasant road.”
Hilton is a consistent high quality brand and it’s important for people on the front end to understand that, Holthouser added. “There’s an expectation that they will build hotels to our standards, and operate according to our standards.
“My advice is to leverage the brand—take advantage of the resources and tools at your disposal,” Holthouser recommended.
“Our most successful franchisees are people who use the brand to the fullest.”
